How a warehouse of the importer to Japan in my city?

I always wanted to open a store that met Asians: a cute, kawaii shop that sells mainly Japanese toys. I would like to focus on plush toys, dolls mainly Sanrio (Hello Kitty, Bad Badtz, Keroppi etc.), Pokemon and more. I would have sections for Japanese import CD (J-Pop, Rock). I think models of toys (Gundam, Naruto, etc.) and movies (again, all imports) would sell well too. So, how would rate this store in my city? I live in London, Ontario, and no such store exists (outside of Neo Tokyo store with a paltry selection of toys, movies and especially rents) in the city. Toronto would be a better choice? Finally, what is the cost Operating a store like that? What part of town would be best? Downtown, or is it really important? I suppose that goods imported from Japan are very expensive to get and I need a ton of money? Any feedback would be great!
